The campaign boasts 11,000 members, 33 borough groups, 15 staff, and hundreds of activists constantly engaging politicians and civil servants so they're aware of cyclists' needs. On April 28th the London Cycling Campaign is hoping that the London Mayoral candidates will take note of their demands for further measures for safer streets for cycling in the capital.

The Love London, Go Dutch campaign is calling on the 2012 mayoral election candidates to commit to continental-standard cycling infrastructure in the capital and London cyclist are making their voices heard by joining a family-friendly, fully marshalled, four-mile, traffic-free bike ride through central London.

"We want the mayoral candidates to pledge to make London more liveable for everyone by making our streets as safe and inviting for cycling as they are in Holland" LCC's chief executive Ashok Sinha said, "The Big Ride is our best chance to show the next mayor we're serious about redesigning our streets to make them safer for everyone."Some of the mayoral manifestos show very weak commitments to cycling, so every person who comes to the Big Ride can help push safer cycling up the next mayoral agenda. "Please come and bring your friends and family to this fabulous day out with a purpose."

LCC hope that participants will dress in red and white and bring bells and whistles on the ride to create the carnival atmosphere.
The Camden group of the London Cycling Campaign has over 600 members and works with Camden Council to improve road conditions in the borough so as to encourage more people to benefit from the accessibility, fitness and time saving that comes with regular cycle use. They are involved in campaigns for better on-road cycle routes; for more cycle access in parks; for better cycle access to stations and schools; and for more secure cycle parking everywhere.

There are local meeting points from where London cyclists can join the main Bike Ride.

9.45am: Kingsbury rail station, Kingsbury road, NW9 9E

10.30am: Gladstone Park Railway Bridge, Parkside, NW2 6RJ

The ride will follow a closed road route following Park Lane, Picadilly, Regent Street, Pall Mall, Cockspur Street, Whitehall, to Parliament Square, Bridge Street then along Victoria Embankment to Blackfriars Bridge.

They will escort riders back to Camden if they wish - from a collection point near to Blackfriars Bridge, probably north side of Millenium bridge at 3pm – to be confirmed on the day.

The honeybee's role in pollinating plants is estimated to be worth between £120 and £200 million a year to farmers in the UK. Sustaining bee populations is essential to ensuring the survival of all of Britain's plants and crops.

Urban beekeeping could play a crucial role.

If you want to learn more about beekeeping, the North London Beekeepers has been the home of beekeeping in the London Boroughs of Camden, Islington, Hackney, Haringey, Westminister and parts of Brent & Barnet since the 1930s. Head office is in Hampstead & Highgate, with a teaching apiary in grounds close to Kenwood House where the association holds classes, lectures and discussions on beekeeping and running stalls at local festivals showing live bees and selling honey.

The association provides advice and assistance to beekeeping members. There are no restrictions on keeping bees but with each bee colony containing up to 50,000 bees it is important to know what you are doing which is where local beekeeping associations can play an important role.

North London Beekeepers hold beginners’ courses that include a season of supervised practical application called “Adopt-a-hive” which gives the students the experience and confidence to start keeping bees of their own. Bee hives can be found all over London in quiet corners, such as gardens, allotments, flat roofs and secure places within parks and cemeteries and it is estimated that a beehive can produce as much as 20-40lbs of honey in a normal year.

Allotment plots can always be rented to a beekeeper for the hives, especially where existing members are unwilling or unable to take up the hobby themselves. Sales of Allotment Honey can be profitable as well as attracting attention to the site; and the hives make an exciting visit and study for local schools, which can use them to encourage concern for bee conservation.

But if you don’t want to commit to a hive Directgov gives advice on other things you could do to help. You can help boost their survival rates by providing plants for them to feed on and places for them to shelter.

The North London Beekeepers will be holding the NLB Honey Show & Pot-Luck Supper at The Danish YWCA, 43 Maresfield Gardens, Hampstead, NW3 5TF. 5 Sep 2012

The North London Beekeepers Association exhibits at the following local events:

Fair in the Square at Pond Square, Highgate, Sat 16 Jun 2012 (12.30 - 5.30)

Highgate Wood Heritage Day at Highgate Wood, Sun 2 Sep 2012 (11 - 4)

Hampstead Heath Heritage Festival at Parliament Hill bandstand, Sun 7 Oct 2012 (11 - 4)

The ESTAS is an annual award event for Estate Agents throughout the UK. The categories are split into regions so nominees are competing with other sales and lettings agents in the same area. It allows agents to be recognised by an independent body their high level of customer service and success, and is a property industry wide recognised event.

David Warren and Oliver Lewis have been nominated for individual awards and are 2 out of just 25 sales negotiators throughout the entire UK who have been nominated.

The ESTAS body define the award as "The Individual Awards recognise the efforts of individual members of staff over and above the performance of each agency office, giving your team a greater chance of successfully making the ESTAS Shortlist for 2012 and rewarding their hard work during the course of 2011."

David and Oliver are both Senior Sales Negotiators at Paramount and have been working in the industry and area for many years. Their extensive knowledge in residential sales not only sets Paramount apart from the rest, it means that customers can be assured they are in good hands.

The independent review site All Agents list public reviews from people who have had experience with us in the past. One reviewer wrote: "Our flat had been on the market for nearly a year with poor viewing numbers when a friend in the same block recommended Paramount to us. David Warren gave us a realistic valuation (unlike previous ones) and explained why our flat would achieve that price. Viewings immediately followed and we soon had an offer. Oliver Lewis negotiated the sale, got us a good price and handled the process thereafter. He was always available and responded to calls and emails very quickly. Paramount are very professional and I would not hesitate to use them again to sell a property".

When asking David what the award means to him he comments "I was pleased and very proud to find out we have been nominated as a top ten agent in North London, finding out I have been shortlisted for top Estate Agent in the UK was an amazing surprise."

Robert Lazarus, the Managing Director of the sales department, adds "The Paramount sales team have all worked with me and at Paramount for a number of years and it is great to see this experienced team get this great recognition and even better to see two of the team get nominated into the UK estate agents awards. We really do try to maintain the highest standards at all times and I’m grateful to all of our customers for recognising this"

Keep in touch to find out how we get on at the awards via twitter @west_hampstead, and our news site!

Both the West Hampstead Jubilee Line and Overground Line go to Stratford, so West Hampstead will be a thriving transport hub during the Olympics such as Wembley Stadium in 10 mins, Wembley Arena in 8 mins, Lord's Cricket Ground in 6 mins, The Mall in 16 mins, Wimbledon in 55mins, Hyde Park in 15 mins, and Greenwich in 27 minutes.

Local residents living and working in North West London who need to travel on a daily basis to Docklands, The West End or the City of London will need to plan their journeys carefully and try not to travel as spectators are traveling to major events at the 2012 Olympic Games venues in north, central, east and west London. Queues at tube and train stations will be much longer than usual, so top up or buy your Oyster card in advance.

Jubilee Line

The Jubilee line connects West Hampstead and North West London to the business areas of Canary Wharf, London Bridge and Bond Street. The morning and evening peak periods are expected to be busier than usual as spectators use the line to get to the Olympics Stadium in Stratford, events at ExCel in Docklands, Greenwich Park in South East London, Earls Court in West London or Wembley Arena and Stadium in North West London

The Jubilee line is expected to be busiest between Canary Wharf and Green Park, where short queues for trains are expected. Outside peak times, the line will be busier than usual but it will be easier board trains.

Delays expected: Weekdays 07:00-09:00 and 16:00-19:30, and from 22:00 until last train

Busiest dates: Entire 2012 Olympic Games period, including weekends

Northern Line

The Northern line will see additional demand as spectators use it to change lines on their way to Olympic Games locations in central, east and west London. The morning and evening peak periods are expected to be busy, however the Bank branch will be exceptionally busy. Regular users should avoid changing lines at Bank or London Bridge and instead use the Charing Cross branch, changing at Embankment for Monument (for London Bridge) or Moorgate (for Bank).

Delays expected: Weekdays 07:30-09:00 and 16:00-19:00, and 22:00 until last train

Busiest dates: Entire 2012 Olympic Games period, including weekends

Metropolitan Line

The Metropolitan line is usually busy in the morning peak for regular users from Finchley Road to the city, and from Baker Street to Harrow-on-the-Hill during the evening peak. It is expected to get busier when spectators travel to Wembley Park for football events at Wembley Stadium during the afternoon and evening, and return after these events end.

Delays expected: Areas north of Baker Street

Busiest dates: 29 and 31 July, and 1, 4, 6, 7, 9 and 11 August

Bakerloo Line

The Bakerloo line will be busier than usual on days that events are being held at Wembley Stadium and Wembley Arena . It is also likely to be busier during weekday mornings, particularly between Paddington and Baker Street, as people use it to change lines on their way to Olympic Games venues and events in central, east and west London.

Delays expected: Areas north of Baker Street

North of Baker Street: 29 and 31 July, 1, 4, 6, 7, 9 and 11 August

Overground

London Overground serves Olympic venues at Stratford, West Brompton (for Earl's Court) and Wembley Central. Trains which are already busy at peak periods between Clapham Junction and Shepherd's Bush, and between Highbury & Islington and Stratford, will be even busier during the 2012 London Olympic Games. Canada Water will also be very busy as passengers change to the Jubilee line for other Olympic venues in North West London and East London.

Delays expected: Weekdays 08:00-11:00 and 16:00-20:00, and 22:00 until last train

Busiest dates: Entire 2012 Olympic Games period, including weekends

Docklands Light Railway

DLR will be much busier than normal as it serves Canary Wharf and four Olympic venues. It will be busiest between Bank and Greenwich (from Bank in the morning and to Bank in the evening), and all day between Bank/Canning Town and Prince Regent in both directions. Special arrangements will be in place at Bank to manage passenger safety, though these may delay journeys. Customers should use alternative routes, avoiding Bank if possible.

Delays expected: Weekdays 08:00-11:00 and 16:00-20:00, and 22:00 until last train

Busiest dates: Entire 2012 Olympic Games period, including weekends

There will be a number of road closures in place in North West London to ensure the smooth running of the Games and significant disruption is expected.

The following road closures in North West London will be in effect from the final week of July to the middle of August. There will also be minor road closures during the Paralympic Games in September.

Hanger Lane and the North Circular Road between Hangar Lane and Great Central Way will be part of the Olympic Route Network and will have significantly more traffic during the Games. Lanes may be closed at times if necessary.

The A40 Western Avenue will contain a Games Lane, which will be closed to non Games traffic from 6am-11pm, both directions from Hanger Lane into Central London.

A lane will be closed eastbound on the A40 Western Avenue leading to Hanger Lane to help reduce congestion going to Wembley.

Great Central Way, South Way and First Way will have Olympic Lanes during days when there are events at Wembley, closed to non-Games traffic from 7am-midnight.

No left turn from Great Central Way into Hannah Close.

Race for Life - Hampstead & Regents Park

Race For Life is the largest women-only fundraising event in the UK. There are over 800 identified veteran trees and over 30 ponds on Hampstead Heath ranging in size and character.

The City of London's dedicated conservation staff aim to maintain and extend the Heath's status as one of London's best places for wildlife and Hampstead Heath features a number of priority species identified in the UK Biodiversity Action Plan, including lesser spotted woodpecker, bullfinch, stag beetle and grass snake.

Hampstead Heath is in fact home to over 350 spieces of fungi, 23 species of butterfly, 6 speices of grasshopper and 17 species of dragonfly. Moles, foxes, hedgehogs and occasional muntjac deer are other mammals can be found living on the Heath. 180 bird species have been spotted by bird watchers on Hampstead Heath and the area is renowned as one of the best places to see bats in London

the South East of England. The past two winters have been especially dry, and
groundwater levels are lower than they were during the last serious drought
back in 1976.

"We have now received below-average rainfall across our region for
20 of the past 25 months, making it the driest two-year period since records
began in 1884," Martin Baggs, chief executive of Thames Water.

The aim of the ban is to encourage people not to waste water.

  London councils, including <a

their own tips for water conservation and have teamed up with get composting to provide discounted discounted
  water butts.

Thames water provides a useful guide to how to save water in
the home and are providing free water saving devices to all their customers.
Devices include shower timers, a toilet flush bag filled with crystals that
expands in your toilet cistern to save one litre of water per flush, tap and
shower fitments and a 'Proud to be Dirty' car sticker!

A combination of the
  above are available at <a

London.gov.uk reports that during the 2006 drought, Londoners responded
magnificently to the hosepipe ban and managed to cut their water use by
eight per cent, showing that small actions can amount to significant
  savings.

Hampstead Estate Agents on Jazz FM

Business shakers shaping the world of business - founder and chief executive of Paramount Properties, Mark Greig is an estate agent you actually might like. Paramount Properties are well known on many streets around North West London and online if you are one of the 60,000 people who click on to Paramount's estate agent websites every single month.

Mark, what made you realise you wanted to set up your own business?

Having worked for 2 or 3 other estate agencies and picking up different ideas of what was missing from those property businesses, I thought I could do it better myself, they were missing out, I brought together the slightly different ethos’s to produce a better something for the foundation of a new business.

We covered everything possible on every sale, leaving no stone unturned, using everything available, speaking to everybody you possibly could, using all modern methods of marketing, using anything that could put us ahead of the competition.

And how did you find people who believe in the same things as you do. That must be quite tough I imagine, because you strike me as somebody who is clear on what they think?

I normally interview anybody who wants to come and see me. Some of the best people I have ever had coming to work for me, I was not actually looking at the time when they came to see me, but after I met them I decided that I had to have them working in the office and 9/10 turned out to be exceptionally good, or key people within the organisation.

How do you get that in an interview?

Try to make them feel at ease, to get answers they didn’t know they were going to tell me before they came in. I look for that something in somebody. I need them to be loyal, because we invest a lot of time and effort on our staff; mentors and life councillors come in every month to 3 months to sit down with them. I think it’s important for people to know where they are in their career....It’s important for people to feel they can know where they are going in their career, know they can move forward, know what their part is and what they can aim for over the next 12 months. This makes them more content in their job and more successful for themselves and for the company.

5 businesses, £5million turnover. Pretty Impressive Mark?

We’ve been going 23 years on 5th June. Customer service is vital. The internet was an enormous change. It meant there were more portals taking a fundamental role in marketing. What is essential is for an agent to offer top customer service. We all know nobody wants to go to telephone switch boards, nobody wants to deal with customer services in a far off country where they don’t feel they are getting customer service.

There has recently been a website launched called All Agents, and I’m very fortunate that my staff have taken to it and we’ve been voted number 1 out of 16,600 agents in terms of customer service across the entire UK and I would always encourage anybody who is buying, selling, renting or letting a property to go to All Agents to see what they should expect from an agent prior to giving them their business.

What do they say about the company?

I think it comes down to the fact that we give a good customer service, give the right answers, look into things for them and this comes from having a long standing loyal staff that know the area, know their business well; they are all either ARLA qualified or NAEA, which seta us already apart from most other agencies and when they are asked a question they know the answer. I would encourage anyone to go to our site or All Agents to read the wonderful things our customers have said about us- unlike many other awards, these are judged by our customers, the general public and this is the thing that sets us aside from many of our competition.

Not just an insight into why Mark Grieg is our business shaker, also some genuinely useful information about what to do next when you are buying, letting or renting a place. Mark, this is a successful business. That doesn’t just happen. You, I imagine have overcome some pretty big obstacles on the way to creating this successful business?

Well, we opened the business in 1989 which was the start of the last big recession

Great timing

Yeah of course, but it seemed right at the time and in retrospect it was the best time to start a business in a far worse recession financially in terms of property value. We saw central London come off as much as 50 % for 4 years. We had interest rates of 12, 13 14% and most people I spoke to thought we were completely nuts, starting a business selling investment in development stock at that time. On our first day we were in the office at 6.30, we agreed a deal on our first morning. We had a buyer with his lawyer, a deposit cheque, on the way to the vendors office to sign the contract, and we lost our first deal....knocked us on our backsides a little bit. That’s what I think separates people, to get back up, dust themselves off and get back on with it.

It was a very tough time in the market, most of our clients were struggling, we found it very hard to generate any interest in anything at all and then one day I was at an auction and I bumped into somebody I met 3 years before, skiing, who asked me if I was aware of a portfolio of 39 flats, told me who the owners were. I approached them, showed him the flats the next day. The day after we went with his lawyer and took a deposit cheque to the vendors lawyers, sat there, went through contracts and exchanged contracts. Quite a turning point in the business to be honest with you. We went from probably trading insovlently, although I did not know what it meant at the time, into drinking champagne and feeling very good about what we were doing with the business.

And the lesson in that is....for someone listening now thinking ‘that sounds hard’?

Well it proves that it’s not over until it’s over. The other thing which we always stand under the banner of is ‘Time kills Deals’. We invented this thing called an ‘attended exchange’ which gave certainty to both the buyer and the seller that a deal was going to take place - if you can call somebody up and say I have got somebody that wants to come round this afternoon, put a cheque on the table, look through the paperwork and sign the contract, it shows good faith on the part of the buyer and many of our deals over the past 23 years have happened in this way. In fact, our quickest deal came from instruction to change of contracts is 30 minutes which I think is a possible industry record. Even shorter than this programme.

This attended exchange was a new thing?

Yes it’s a new thing. We called it ‘the attended’ and probably 50% of the deals that we did over the first 15-20 years were done in this way. Literally with a buyer, his lawyer and a deposit cheque, going and sitting in the vendor’s lawyers office, going through the paperwork, and signing the contract. It’s the same paperwork that will go backwards and forwards over the 2 week period of time. It’s all in one room, you look at it, you’re happy with it, you put your cheque down sign the contract and the deals done.

And it was all about time killing deals so you said we will turn time upside down?

Absolutely

Good idea. Mark Grieg, our business shaker this evening.Mark, over your career, an illustrious career so far, I’m sure there’s more to come, what sort of people have influenced you? What have they said that sticks as good advice?

Some of my parents friends were influential in trying to get me to go into property- when I was a teenager I didn’t really know what I wanted to do in terms of a career and they pointed me in the right direction and thought it could give me unlimited opportunity because the business is as wide as it is broad. I started at 17, first career and along the way, met people and saw, hey you know, how much success you could generate from trying hard and being dedicated in a business. For some of the managers and owners I worked for taught me that running a business was about making a profit- it’s all very well running a business that looks great on the outside, but the bottom line is it had to make a profit, and that is something I look at on a monthly basis; where we are; what the costs are. I try in turn to instil this into each of the directors of one of the companies.

Those people that work for you, those directors, they stay loyal. Why? What magic things do you say to them on a daily basis Mark?

They are part of a company that is going forward. They’ve been made directors and I make it quite clear, they could always go and start their own business. But it is easier to take over a company that’s turning over a million pounds and turn it into a £3 million pound company...or is it easier to take a company with zero turnover and turn it into a company turning over £1 Million.

So I like to mentor my staff on a regular basis through from the secretarial admin side, who are just as valuable to the business, if they’re fulfilling their roles properly, through to the directors. I meet them all regularly, I like to know what’s going on in their lives. My door is always open for anybody to come and speak to me, and then take to opportunity to come and say ‘I know things aren’t going well this month. Can you help me’ And I always like to sit them down, give them advice and turn it round for them.

Everybody is entitled to have 1 bad month a year. To be totally focussed for 12 months of the year is an impossibility. Things happen in their personal life, work life. Sometimes a number of deals will go wrong in a row and it can knock the stuffing out of them a little bit. But it’s important for them to realise that the good times will follow the bad, and if they’re having a bad time they are probably even closer to having their next run of good.

You sound like a nice boss. This is Mark Grieg, my business shaker for this evening.60,000 hits on his shop window online. You talked about how you set up the business in an incredibly difficult time, 1989. Its not much different now. What would your advice be to a budding entrepreneur?

Just go for it. If you have decided that now is your time, you’ve got a good idea, you want to set yourself slightly aside from what everybody else is doing... and it’s very easy to come up with a good idea and let it sit around and slowly talk yourself out of it...If you’ve got a good idea for a good business, whether it’s in property or anything else, it defines your true character, by getting up and going forward with the idea.....many people come up with great ideas and do nothing.

So your thing is action- just do it.

Absolutely. And you have to give 100%. To fail at something having given it 100%, you have given your best. Give something 70% and it fails, you never know whether you could have made it a success.

Now is a very tricky time to be in the property business, and you talk to me about your innovative approach, attended exchanges. What are you doing now to shape the world of property, to ensure that you are still going to be a brilliantly successful business?

Well, to be honest with you, most people are unable to spot the next collapse in the market, or the next boom. But I feel that it is cyclical and I think we’ve gone through the bottom of the cycle and I’m actually predicting that the next 7-9 years will e very strong in property.

The London Market is without doubt picking up, there’s a lot of foreign money coming in, whether it’s because we are not part of the euro, but there’s a lot of money coming into London and about apartments being sold in Hong Kong every weekend, on stuff that’s not going to be built for another 2 or 3 years, there’s a lot of money coming from all around the world into the London market, and there is a shortage of property already here, and I predict that we are going to see price growth in London, which tends to lead to the entire UK, so in 2 or 3 years I think the growth in London will go to the rest of the UK.

So you say remain optimistic and confident and take those opportunities?

I would say now is a very good time to buy. I think...

But you would say that wouldn’t you?

I think in a years’ time, people will say they missed the boat.

Best Things To Do in London This Easter

London offers a great selection of special events and days out for kids and families this Easter, with Easter egg hunts, Easter concerts and festivals and special Easter exhibitions planned for Good Friday, Easter Sunday, Bank Holiday Monday and the rest of the Easter school holidays.

In the sales market covering in and around the London NW6 area, at Paramount we have notice that so far this year the NW2/6 post code areas has certainly got off to flying start with strong activity being seen. The residential sales team have had a lot of people registering interest and requirements and are looking to move this year.

Lionel Stoll, Senior Sales Negotiator, comments on what this means for vendors and buyers: “Sellers are experiencing large levels of viewings over short time periods and in many cases, as a result, asking price or over asking prices are being achieved. A fashion that has returned is ‘open’ viewings whereby a large quantity of applicants will view over a one or two hour period. This is required due to the large quantity of buyers seeking the same type of property. The result is usually one or more offers being tendered on the actual day, leading in many cases, to sealed bids to find the eventual successful candidate.”

We are also seeing a continued strong demand from the buy to let investor – the private rental sector is widely considered a haven for savings with greater returns, rather than the minimal returns from bank or similar saving accounts, and is common in this and many parts of the capital.

Lionel adds: “This is replicating similar demand and activity during the 1st quarter of 2011. However, stock levels this year compared to 2011 are seemingly lower which is fuelling demand and has increased prices this quarter by at least 5%. Low stock levels remain the challenge for the 2nd quarter!”

This in turn proves for a quality rental market with minimal periods where a property is empty and a continued high demand for property in the private rental sector in the area. Our Senior Lettings Negotiator Mark Durban comments on the current situation: “Rents are very healthy for Landlords at the present time and have increased considerably over the last few months. With the ever growing demand for rental accommodation in London, Landlords can expect to achieve a strong yield from their investment.”

Given the strength of the lettings market we have been encouraged by the number of new Landlords coming to the market and satisfying the strong demand. So we have good supply and demand which is fairly unusual.

Paramount’s fast track to the top of the All Agents website has given us an advantage over our competitors and we are seeing a surge of applicants eager to take up residence in our managed portfolio of properties.

Just when you’re settling back into the daily routine of taking the kids to school, half term crops up faster than you thought was ever possible, leaving you staring at the calendar every five minutes to make sure your eyes aren’t deceiving you.

Luckily for those who live in and around the NW6 area, the Tricycle Theatre on Kilburn High Road has come to the rescue with a variety of reasonably priced activities and entertainment for children during half term. The Tricycle Theatre’s spring half term activities will run from Monday the 13th of February to Friday the 17th of February. The activities include drama clubs for children aged 8-10, storytelling and dance and a finger puppet workshop for children aged 3-5, and a design-your-own miniature spring garden workshop for children aged 5-7. Times do vary, but you can find out specific times and prices for each activity by going to the Tricycle Theatre website.

For those who don’t fancy taking part in the activities, there will be two screenings in the children’s cinema of Happy Feet Two, one on Saturday the 11th of February at 1:30pm and one on Tuesday the 14th of February at 1:30pm. There are also various puppet shows for young children on most Saturdays, including Goldilocks, Little Bo Peep and Three Billy Pigs.

Paramount Properties is also ranked as the third best estate agency in the UK out of over 8,300 other participating property companies

Allagents is a directory of UK estate agents, letting agents, property management and estate management companies that displays customer submitted reviews, testimonials and complaints. They have introduced their own best practice benchmark scheme to encourage property companies to become more open and transparent with their customer experiences.

The scheme has already attracted quite a response and AllAgents think that before long this standard will provide a benchmark for professional property companies that will help landlords and tenants to evaluate their services.
It is hoped that the scheme will go some way to eradicate rogue companies and individuals form the property business by exposing those who are not readily open or offer poor levels of customer service.

''Not all estate agents work in the same way. Landlords and vendors need to appoint an agent that is honest, assertive, and one that best understands both their individual needs and the local market conditions,''
said Spencer Lawrence, the lettings director of Paramount Properties, estate and letting agents based in West End Lane, West Hampstead.

''We have chosen to actively promote the views of our customers and we now link directly from our website to the All Agents website. We are committed to publishing all of our customer feedback online and have been awarded a best practice transparency profile by AllAgents. We are pleasantly surprised by the results on the All Agents site. Paramount is currently ranked the best estate agency branch in both London and the UK and Paramount Properties is ranked as the third best estate agency in the UK out of over 8,000 other participating estate and letting agents.''

''At Paramount, we try to provide exceptional customer service through a team of experienced, knowledgeable and passionate staff. We build close relationships with our buyers, sellers, tenants and landlords. We use cutting edge marketing to generate diverse applicant pools across the portfolio. We draw on technical innovations and embrace positive change within the industry and involve external experts to ensure we maintain the highest standards at all times,'' he continued.

They have been established since 1982 when some of the local people got together to create a place where members of their community could go for activities and events. Kingsgate community Centre provide various classes and events for local people who otherwise wouldn't be able to afford these types of services. The board of directors are all volunteers who live in the local area and have a strong and established connection with the community. The center is still going strong today and has build up a great number of low cost activities for adults and children, from leisure activities to education and learning.

For instance, there is a new arts course running for children and young adults teaching skills such as drawing, painting and animation. There are many creche and pre-school classes here too as well as theatre workshops and playtime for kids. For the older members of the community they hold classes here such as a drop-in line dancing class and painting & drawing. The Kilburn and West Hampstead Pensioners' Association is also held here once a month. Classes are run by a team of staff and volunteers, and they have made sure from ages 5 to 55, they have something for everyone!

They currently receive grants from the London Borough of Camden, organise fund raising events, receive public donations and hire out space in their building. Some of the Paramount staff are doing a sponsored sky dive... oh yes, you heard correctly; 12 estate agents jumping out of a plane! We will be at the North London Skydiving Centre on the 17th June 2012 and will be jumping from 13,000 feet!

We aren't taking this lightly and are all feeling the fear... “I approach the 17th June with trepidation as I suffer from a fear of heights this coupled with the notion of jumping out of a plane should be enough for our clients and customers to donate generously to this very worthy cause.” Spencer Lawrence, our lettings Director.

The charity we are sponsoring is the Estate Agency Foundation which aims to combat homelessness. The Estate Agency Foundation aims to bring estate agents together to help this very worthy cause and sponsors charities such as Shelter and Mungo's.

We feel its important to get active and support charities like this. We also feel that witnessing estate agents jumping out of a plane is a once in a life time opportunity and shouldn't be missed! Please help us and support the charity by donating whatever you can.
Here are thoughts from some brave sky divers:

“I have fancied doing this for a while and can’t wait for the adrenaline rush from 13,000 feet and what’s more beneficial is the worthwhile charity we are donating to. Looking forward to the day!”
Robert Lazarus, Sales Director

“I want to do it because over Christmas I saw many homeless people and realised how unbelievable it is that in a first world country people are still stuck outside in the cold winter months with no food, warmth or shelter, and the charity we will support help people in these circumstances to have a better quality of life.”
Danielle Davey, Sales

“It is a great to support some really worth while charities and with the added bonus of being able to do something I have always wanted to do. So when the opportunity came I jumped at it.”
David Warren, Sales

“I fear nothing in life… Except, planes, heights and dying. So I honestly can’t tell you why I’m doing this! I guess it’s about looking at the bigger picture… Being courageous in the face of fear, about knowing that courage doesn’t mean not being fearful but rather an awareness that something is more important than fear itself.” - Ashley Afshari-Mehr, Accounts

“I’m participating in the sky dive as I’d like to take this opportunity to help a worthy charity raise funds. I will be collecting as much as possible to donate. I’d also like to take from this a once in a life time opportunity. Sky Diving is something that I have never done before and is something I would relish.” Anthony Shaw, Investments

“I feel the skydive is a great team building opportunity for Paramount. It will also enhance integration between departments and my relations with co-workers. Of course, on top on this all funds raised are going to a great cause, The Estate Agency Foundation.” Nick Christoforou, Investments

At Paramount we have had a good year in all departments - Property Lettings, Property Sales and Property Investments.

The West Hampstead housing market has been consistent since 2009 after the slow down at the end 2007/2008 and prices recovered fully in 2010. We have now seen prices rise by a further 5% from the peak prices in August 2007.

"The local area is only affected slightly by the first time buyer Stamp Duty holiday as only studios and the odd one bedroom flat will get into this bracket but we can definitely see where the rest of the UK will suffer with no stamp duty holiday. This will mean FTB will continue to find it hard to get deposits together and mortgages agreed. In North West London we are not being affected by the mortgage problems as much, our core buyers tend to be Lawyers, Accounts, management Consultants, Doctors and Bankers, the other big buying group (probably 50% of properties bought) are now parents, from the UK, Europe and Asia buying with cash for their Children already based in London. So we are now agreeing 50%+ of our sales to cash buyers." David Warren, Senior Sales Negotiator at Paramount.

So London does seem to be holding well and with the lack of properties on the market and the strong demand I would not be surprised to see an increase in prices in 2012, let’s hope the government help the rest of the UK to get things moving again, particularly the First Time Buyers who we need to start of the chains so the 2nd and 3rd (etc) time buyers can move.

As for our lettings department, this year has been very much a “Landlord’s market”. Tenants have had to be mindful of the competition for properties in desirable areas and room for negotiation is limited with rents rising in popular neighbourhoods. The volume of properties on the market in North West London has steadily decreased over the year resulting in a real shortage of rental property. With overall demand for rental property continuing to rise against a limited supply, prices are set to continue to rise throughout 2012. Over the past 12 months, Paramount has seen rents increase by an average of 11%. The trend is the same for those tenancies that are coming up for renewal – Tenants are choosing to stay put due to the lack of available and affordable alternatives – so the vast majority of renewals are taking place with a significant increase at all levels of the market. Rental increases of 10% or more are now a regular occurrence and will remain so whilst demand stays high and supply low in the majority of areas of North West London.

Despite the uncertainty in the economy and the near collapse of the Euro our Investments team had another good year selling investments and development sites throughout the UK. Unlike our residential sales and lettings colleagues who operate in North West London the investments department covers the whole of the UK. This bigger market place has encouraged us to seek out new business opportunities in far of regions such as the North East & South West England.

For the Investments Team, our core business has been selling redundant public houses and derelict property. In 2011 we exchanged contracts on 208 pubs up from 202 the previous year. We also sold a number of development sites with planning permission with many developers encouraged by the slight upturn in the residential market and choosing to invest their money in “bricks & mortar”. We also took on a new member of staff and hope to employ another two negotiators in 2012 as the investments team continues to grow.

Steve Oliver, Director of the Investments team, comments "My aim for 2011 was to continue our success from 2010 and overall felt we achieved that. I expect 2012 to be tough but feel confident that our team will be up to the challenge."

London Property Maintenance Company

Paramount Maintenance Services are based in West End Lane, West Hampstead, North West London, providing a complete in-house letting, property maintenance and property management service to accidental landlords, investment companies, property developers, buy to let investors and corporate property portfolio owners.

Paramount Maintenance take on all sorts of renovations like kitchens, bathrooms, plumbing, electrical, handyman work, tiling, painting, plastering, carpentry, landscape gardening and roofing. They also specialise in the upgrading, renovating, refurbishing and repair of tired or run down rental properties to obtain the maximum benefit to the landlord, property owner or investor in the most cost effective manner.

''Running a professional property management business for professional
landlords and professional tenants is a 24-hour a day responsibility, 365 days a year. Once a property is let it is only the beginning of the story and the obligations of a landlord must be executed in the most efficient way
possible. Although good professional tenants are hard to find they are
often quite demanding. They are looking for trouble free occupation in
return for their hard earned cash.' explained Spencer Lawrence of Paramount Lettings based in West Hampstead.

Spencer continued, 'Breakdowns and breakages don’t happen nine to five and so
Paramount’s management team doesn’t just happen nine to five either. Central heating boilers tend not to break down in the summer. They wait until the middle of the coldest night of the year.
  Window locks don’t just
  break. they wait until their
owner or tenant is about to leave for a long weekend in Prague.'

'We not only value our tenants but also our landlords. We provide a
property maintenance service second to none in North West London, ensuring that our landlords properties are maintained to
the highest standard by arranging independent check-in and check-out. We also ensure rents are collected
  efficiently and on time and
provide monthly statements confirming all income and expenditure. '

Here’s what some of our tenants say:

“Could you please forward my gratitude to your plumber who arrived at m
y my property at 10am on Christmas day and fixed my boiler and saved the day as l had a house full with twelve for dinner.”

“Thank you for your swift response, l look forward to coming home to
  a warm flat.“

“It has been a real pleasure dealing with Paramount. The professionalism they have show during and on completion of my tenancy has been
superb, l look forward to renting from you again on my return from
Australia.”

In the late 19th and early 20th centuries the area around London NW2 and London NW10 was strongly associated with the railways, and a large industrial centre grew around Cricklewood Station.

Today the area is less industrialised but its heritage offers many excellent opportunities to live the 'urban lifestyle' in converted factories and warehouses. This cosmopolitan area offers shopping and eating from all over the world and it is considered to be an 'up and comming area', ready for gentrification.

'Willesden Green residents enjoy a more modest style of home as opposed to the properties found in the more expensive Hampstead and Maida Vale areas of North West London,' advised David Warren of Paramount Properties. based in West Hampstead.

'The area around Willesden Green in North West London offers good investment potential for buy to let investors or first time property buyers. Willesden Green offers a large range of Victorian houses and Victorian terraced properties, modern housing developments and cheaper houses, flats and apartments in an area with good transport links. There is great road access in Willesden Green, along with underground access on the Jubilee line and mainline services and several bus routes,' he continued.

If you are looking for investment property to buy in Willesden Green or Criclewood please contact the Paramount Team.

The main improvement, which is happening in December is going to be the new entrance on Iverson Road which features lifts in the footbridge and lift making this station not only step-free for the first time but also suitable for people with disabilities.

Also there is going to be a new ticket office building which passengers will be able to pass through from the ticket gates inside to the new footbridge. The footbridge is wider allowing more people in and out of the station which, as current West Hampstead Thameslink users know, is much better!

In January, the original entrance will be back open which will mean that the station will have two permanent entrances and exits, which will greatly reduce congestion.

Another improvement is longer trains. There is going to be the first ever 12 coach trains between Brighton and Bedford which means that these trains will bring almost 2,000 extra seats at the busiest times on Monday to Friday.

These trains will run through the rush hour times which are from 7am to 8am and 4pm and 5pm - you may have noticed on your journey to and from work that all the stations are slowly extending their lines in order to be able to accommodate these changes.

West Hampstead currently already has great transport links in NW6, through London and North West London. There is the Thameslink, London Overground and London underground (Jubilee Line) and there are also various bus routes. These improvements are just another reason why West Hampstead is such a fabulous location.

For all the latest news on the Thameslink changes, please visit the official Thameslink programme website.

North West London Property Market Report 2011

This year’s property sales market has been healthy from start to finish with the average property going under offer in 4-6 weeks. Properties in great condition, property in need of refurbishment or with outside space are often going under offer within days and on the odd occasion going over the asking price. Agreed prices went up by 5% early in the year and have held all year so far.

2011 has been the year of the cash buyer with Paramount agreeing over 50% of its sales to cash buyers. These buyers have often been Parents from the UK, mainland Europe and Asia buying for their children who are based or will be based in London. These properties are going on the rental market for the interim periods.

We have also seen some buy to let investors return to the market, with the rental market’s being so strong they have achieved some great rents and are generally renting their flats within days of taking ownership.

With the lack of properties currently on the market and the amount of good quality buyers currently looking, 2012 looks like it is going to be a great year to sell your property in our local area.

What's been happening in 2011 in West Hampstead and surrounding areas for Paramount lettings?

In 2011, Paramount has seen unprecedented demand from applicants looking to rent in North West London. The cost of market entry for first time owner/occupiers is preventing many people from buying and so is boosting demand for rental property. A dearth of rental stock is pushing up rents and future prospects for rental growth are very strong indeed; the average rental income are up by 12% in the NW6 area. Landlords can “cherry pick” their ideal tenant with no worries of a void period whatsoever.

Given that yields have steadily increased this year, it has also meant the introduction of first time buy-to-let investors into the property market as well as existing landlords expanding their portfolios. There is no reason to suggest that in 2012 the rental sector will show any signs of waning.

Schools often have celebrations for the children and their families, and local parks and event locations have fabulous displays of fireworks and bonfires.

Many people locally in North West London are opting to celebrate Guy Fawkes night at home this year, are here are Paramount's top 10 tips for a great night!

1. Buy and organise your fireworks and firework display before you have it. Store the fireworks in a closed box and in a cool, dry place.

2. Only by fireworks that are marked British/European approved are safe. The marks to look for are BS 7114 or a CE mark.

3. Fireworks are dangerous and should be handled with care. Do not throw fireworks or put them in your packet

4. Remember to lock your pets indoors! Bonfire night can be unsettling for them and also dangerous.

5. Wear suitable clothing. Loose clothing and inappropriate footwear can be dangerous.

6. If you are having a bonfire, ensure that the surrounding area is safe. Also remember plenty of marshmallows... These always go down a treat!

7. Have a bucket of water ready in case of emergency - this is also good to dispose of sparklers.

8. Sparklers are lots of fun but be careful and always supervise children. Place the used sparklers in a bucket of water.

9. If you are going to a public firework display, remember to wrap up warm.

10. The night is also about spending time with your loved ones - so enjoy, whatever you decide to do!

The government has a full guide to fireworks and the law to keep you safe this bonfire night. Twelve stations north of St. Pancras International have had their platforms extended for the new fleet of trains expected to arrive in 2015, which will have 12 carriages, making them 50% longer than existing trains on these routes.

In December this year, Network Rail will unveil the new West Hampstead Thameslink station on Iverson Road and West End Lane. West Hampstead Thameslink station is one of several stations which are being transformed as part of the Programme. Blackfriars, Farringdon and London Bridge stations are all being upgraded too.

When the new station is unveiled in December, it will link to a new footbridge which will be fitted with lifts, making the station step-free for the first time in its history.

To celebrate the launch of the new station, Network Rail is running a photography competition. Winning photographs will be part of the grand opening and reproduced to be displayed at the station for all to see. Budding photographers and professionals alike have the chance to display their talents on the wall which runs along Iverson Road. The theme for the competition is 'connections', to represent the improvement of the interchange between Thameslink, the underground and the overground stations in West Hampstead.

Winners' photographs will be seen by everyone that goes to and through the station, so it's a great opportunity to show off your skills! There are two categories, one for children under 16 and an open category for everyone else.
The Lettings team have been short listed for the UK Property Awards 'Letting Agent In London'. The Gala for the event will take place on October 28th when the results will be announced.

The year has been busy at Paramount with the local area proving to be very popular in the private rental sector. Senior letting negotiator Mark Durban commented "Paramount, like most letting other agents, are experiencing increased tenant demand but are suffering from a shortage of affordable one and two bedroom rental properties".

The buy to let market has seen landlord portfolio's increase over the year and this is met with high demand for rental properties. Rents have increased as a result of this, and in NW6 are up by at least 8-11%. This renal increase along with the high demand for property provides a food investment for landlords and potential investors. Spencer Lawrence, Director of Paramount Lettings , comments "With rents improving by circa 10% in the last six months its certainly a good time to be renting out a flat, apartment or house".

Mr Lawrence goes on to say "Paramount have experienced an exceptionally busy September culminating in our best ever month, as a result of this activity our current list of stock is low. We urgently need Landlords with affordable one and two bedroom properties to rent out in West Hampstead and the surrounding areas as we still have a significant number of good quality applicants on our books".

Paramount negotiators take care of the day to day management queries of their properties and because of the efficient and dedicated approach the process is as smooth as possible for both landlord and tenant. Our in house maintenance company also makes the standard running issues and repairs for rental and managed properties easier as they are dealt with quickly and hassle free.

If you are thinking of renting your property or letting existing properties and would like a no-obligation valuation or for property rental advice please feel free to contact Paramount on 020 7644 2332.

The event is part of the International Property Awards, which is now in its 17th year and has become recognised as the highest standard of excellence throughout the global industry. Attaining one of these coveted awards is evidence that Paramount Lettings Limited is capable of excelling over some very strong contenders within the highly competitive UK property arena.

Each rider is in charge of three horses, riding one and leading two on either side by hand which makes for quite a sight to behold when they are seen riding down West End Lane in West Hampstead.

The King's Troop is a part of the Army’s Household Troops and they are best known for their ceremonial gun displays at state occasions such as the Queen’s birthday, Royal Anniversaries and providing a gun carriage and black horses for state funeral processions, such as the funeral of the late Princess Diana.

The unit was originally named The Riding Troop of the Royal Horse Artillery but following a visit to the Troop’s base, King George VI amended the Troop’s visitors book by striking out the word ‘Riding’ and inserting “King’s”. On her accession, Queen Elizabeth II declared that the Troop’s name would remain in honour of her father.

A typical day for the soldiers and horses starts at 6am mucking out the horses and at 7am they leave the base for the horses exercise. Upon their return the horses are fed and the soldiers are given their breakfast, before returning to the horses at 9:15am to give them hay, daily grooming and to sweep the stables. After their 12:30 lunch, the soldiers dedicate their time to cleaning their uniforms, whilst ensuring the horses are fed at 4:30pm and 6:30pm.

The King’s Troop men and women are all trained primarily as fighting soldiers. Up to six of these soldiers can be deployed to Iraq or Afghanistan at any one time. Soldiers joining the Troop spend the first three to four years working as Mounted Gunners before they can be employed as saddlers, farriers, vehicle drivers, tailors, storemen or orderlies.

After 64 years at their St John’s Wood base, The King’s Troop are sadly moving 15 miles away to another base in Woolwich in 2012 after their lease with the Eyre Estate runs out. Due to increasing rent, they are no longer able to stay in the place where they originally formed. The familiar sound of the horses clip-clopping down the street will be sorely missed by residents who have grown used to hearing and seeing them walk by every day.

An Artistic & New Way To Finchley Road For Those In A Rush!

From now on if you're in a rush there is a short cut between West End Lane and Finchley Road. The little noticed lane has always been there strarted on West End Lane between the Bridge Cafe and West End Lane Cars, however it was badly lit with rubbish strewn everywhere and the fence that separates the lane from the railway line was in very bad repair, so not somewhere you would fancy walking at any time of day.

In order to make this lane more appealing it has been renamed Billy Fury Way. The fence has been fixed, the rubbish gone and the lighting increased. Not only that, there is a superb graffiti mural of the 1960's Rock and Roll sensation Billy Fury, a tribute to this particular star has been chosen because he recorded most of his hits in the Decca Studios which were situated on our nearby Broadhurst Gardens. The Decca Studios were home to many popular songs and albums until 2009 when it become the Lilian Baylis House and is currently used as rehearsal space by the English National Opera.

There are plans for more music star murals to be added along the whole length of Billy Fury Way which we will look out for and let you know whose images have been selected!

The Billy Fury Mural was created by The Graffiti Life Company

My Fitness Boutique Offers A Different Spin On Health & Exercise

Well My Fitness Boutique offers a fabulous range of fitness classes, there is something here for everyone. Since then, they have come on in leaps and bounds.

On Tuesday 19th July 2011, Cricklewood Improvement Programme launched their welcome event at The Crown Hotel, Crickewood.

This programme was created in 2010 by Cricklewood Homeless Concern in partnership with local residents. Their aim was to encourage local people in the area to help make Cricklewood a great place to live and work.

The reason for their launch meeting on Tuesday was to collaborate all the local residents and businesses, along with local police, councillors and members of the local church to start communicating with each other about the future of the area.

Their vision for this programme has been defined as:
“To make Cricklewood a safe, healthy, tidy and desirable neighbourhood whose development is driven by residents in collaboration with councils and other relevant organisations”

As Cricklewood is situated between three London Boroughs and covers three different councils, there is a challenge involved in putting forward their ideas and getting these actioned but with the help and motivation of the local residents and businesses, they are determined to restore pride in the area by making it a desirable place to shop, work and live.

If you would like to support their programme or get involved, then please contact the founder of this organisation, who also started up Cricklewood Homeless Concern and he will be happy to discuss both with you. His name is Danny Maher and contact number is his email address is info@cricklewoodcip.org or you can visit their website www.cricklewoodcip.org.

As of Saturday 14th May 2011 there has been a new Farmer's Market in town. It is based at F, NW8 and open every Saturday from 9am to 1pm.

The aim of this Farmers Market is to provide local residents with the opportunity to purchase fresh and exotic produce on a Saturday. Currently the farmers markets are only open Monday to Friday leaving the weekend with the dread of visiting a busy supermarket.

They are aiming to have approximately 25 stalls selling various different foods which will hopefully entice local residents to not only pick up their usual fruit and veg but also to try other different types of food. Please visit www.lfm.org.uk for a list of the producers that are going to be selling in this market.

Parking is limited so they are encouraging people to travel there by public transport.

Whether it is for the daily essentials or wanting to try something different, we hope you enjoy the experience of a weekend local market!

Yoga and Pilates are both a great way to keep in shape and unwind. We have found these local classes that cater for all abilities:

There are Yoga classes at the Lymington Road Residents Association, Dresden Close, NW6 with Divya. These classes are drop in so no need to pre-book - better for those of us who are less organised!
The Monday class starts at 7pm and finishes at 8.15pm. The class teaches Hatha Classic Yoga which is perfect for beginners level. Hatha Classic yoga focuses on posture and is designed to make you feel open.

Wednesday's class at the same time teaches Hatha Flow yoga. This is a more advanced class and takes the basic postures and focus learnt in the Hatha Classic class and progresses to larger movements and flowing one posture into another making it a stronger and more dynamic workout. This is for the slightly more advanced.

The classes are £10 and you pay when you get there so you don't have to commit to any long term courses. Mats are provided if you do not have your own and there are also private classes available. You can email Divya at yogawithdivya@hotmail.co.uk for further information or visit the website at www.yogawithdivya.co.uk.
Red Nose Day is here to transform the lives of the poor and disadvantaged people in the UK and Africa and provides support in various ways from helping to provide Education to tackling issues such as Malaria, Infant Health, Mental Health and funds various UK Projects - these are just a small selection of causes helped by Red Nose Day.

We are excited to say that there are lots of fundraising events going on in Schools around the local area. At the Emmanuel Church of England Primary School in West Hampstead, all staff are giving a donation to wear red clothes to School on Friday and at St Eugene De Mazenod Roman Catholic Primary School, they are selling red noses and both staff and students are giving donations to wear red clothes to school!

If you are looking for something that your workplace can take part in, then how about pay to dress down all day, or if you want to do something yourself... how about getting sponsored to wear your pyjamas all day! For the more creative you could organise a cake sale or make products to sell. You could get sponsored to give up something or do something different for the day or for the week. For the men... why not get sponsored to wax your legs, or there is always the option to wear a wig for the day! There are so many ways to raise money for this cause. For more ideas or to order a fundraising pack visit their website www.rednoseday.com.

To give you an idea of what £30 could do to help, this amount could provide 25 children with severe malaria in Uganda access to vital drugs which are needed to help them survive long enough to get them to hospital. If you want to give money direct you can do this on the Red Nose Day website where you can donate any amount you want to.

We hope you have a fantastic Red Nose Day, whatever you do!

Alternative Transport to the Jubilee Line

As you may already be aware, large sections of the Jubilee Line will be closed for nine out of the next 14 weekends so we wanted

One artist has decided to expand on this idea of spotting the local foxes and created them in the form of a stencil drawing.

These stencils appear in different colours, such as pink, black and white and have been spotted on walls, phone boxes and shops. They have even managed to appear at our local Tesco’s.

Normally graffiti is frowned upon but local residents seem to have supported these images and find them rather amusing.

The artist has not yet identified themselves but we are intrigued as to whether this will be the only urban animal that appears in our local area or whether there is more to come.

Baby, Mother & Toddler Groups

As our office is full of parents, we thought it would be a good idea to look at some of the services and facilities that are located in the local area.

This event was organised by the Cricklewood Improvement Programme which is made up of local residents groups, businesses and charities. Their aim is to ensure that the three councils listen to the community and provide a safe and prospering area that the residents can be proud of.

This programme will continue to take over the next five years and consist of reviewing the current plans for Cricklewood's development by the three councils, conducting surveys with the residents and businesses in order to establish community's needs and to recruit new supporters for this programme.

A website, www.cricklewoodcan.org was created in late December by the members in order to raise the profile of this programme but is currently still in the design stages.

The company was created in 1969 and now currently has around 350,000 members - 50,000 of these members are patients who were part of a referral scheme by the NHS. Slimming World work with industry specialists in the causes and treatment of obesity, ensuring they stay up to date with the latest science, nutrition and weight management.

They have even been able to introduce a safe diet to 11 to 15 year olds which teaches them about eating healthy food and swapping high fat foods to healthier alternatives.

Their approach is based on a deep understanding of the psychology of slimmers. Slimming World helps people lose excess weight by helping them lead a happier and less stressful life. Opinions were mixed and it was not certain whether this would be good for the local shops and surrounding businesses.

According to local shop owners on West End Lane, their reports had shown that sales had gone down by as much as 50% since Tesco's opened and they are worried that if a Sainsbury's opens then they may end up losing business and possibly closing due to the competition from both stores. However, the opinion recently from the local’s who shop in West Hampstead is that a large amount of people currently shop at Tesco's. Therefore it could possibly be the Tesco trade that is likely to decrease and not the trade at local specialised shops.

Although many people enjoy the idea of shopping in a franchise store or independent shop because of the personal service they get, the reality is that in recent years many more people have chosen to shop in chain stores. This is because of the cheaper price of the produce and the convenience. For those who work in West Hampstead broadening the choice of where to purchase lunch is very much welcomed! The new Sainsbury's will be opening in February and we are looking forward to having more choice, trying something new and ‘tasting the difference’!

On the 19th October 2010, the application was granted by Brent Council as there was a need in the community for more child care provisions.

The nursery that put forward this application and will be looking to relocate in the future is Crickets Montessori Nursery School currently located in South Hampstead Cricket Club in Brondesbury Park.

This nursery is currently owned by a private owner. It first opened back in 2004 and is registered for 30 children from two to five years. This relocation would allow the nursery attendance to expand to approximately 45 children.

It opens Monday to Friday from 9am to 3.10pm with the exception of closing at midday on Wednesday. The provision is registered on the Early Years register and the compulsory and voluntary parts of the Childcare register.

Ofsted inspected this school in 2009 and found that the staff work well together, the children are very happy and settled in the nursery. The nursery is well equipped, the children have good opportunities to develop their creativity, play outdoors and learn the importance of healthy eating.

Having recently spoken to Brent Council, the works have not begun yet but we are anticipating the arrival of this hopefully in the coming year.

The Mapesbury Residents Association

MapRA started in the early 70s initially as a campaign group against traffic cutting through the area. It has now grown to over 1000 households covering a range of community social and campaign issues. Their members devote their time to community initiatives and local issues. They act as a social conduit for the members, taking an pro-active interest in the local government, working closely with Brent Council to preserve the Mapesbury conservation area and supporting residents with other planning matters outside the conservation area. Liaising with organisations such as Brent Police at all levels in order to deal effectively with neighbourhood issues and problems.

Their overall aims are to encourage more members to join the activities, listen to everyone's ideas, seek fair solutions to problems and enhance community spirit. They believe that the more members that they have, the better these aims will be achieved.

Membership costs £2 per calendar year and runs from January to December.

Their website has recently been updated so please visit www.mapra.org.uk for more information on how to become a member.

They are a perfect opportunity to stock up before Christmas and enjoy a morning shopping and sampling produce. Generally at all Farmers Markets the Beef, Lamb and Pork comes from high welfare farms - keep a look out for rare breeds! The vegetables and salads are usually picked just hours before it reaches the Market stalls so it stays fresh for longer. You can also reserve produce for Christmas at some stalls.

The Finchley Christmas Farmers Market takes place on Sunday 12th December from 10am until 2pm. Held on the grounds of an impressive Victorian mansion 'Avenue House' which is on 17 East End Road, Finchley. Offered here is local produce, seasonal fruit, vegetables and meat. There are other unexpected delights such as handmade pies and artisan cheeses.

At the Swiss Cottage Farmers Market you will find an array of seasonal produce-possibly the freshest fish in London! 'Channel Fish' catch their fish from a boat off the Brighton coast and from there it goes straight to Market. 'The Celtic Bakers' stall should not be missed. Originally from North West London, they have built up a formidable reputation. We recommend you try their delicious organic fresh bread, levains or sourdoughs.

The legendary Queens Park Farmers Market takes place every Sunday 10am until 2pm in the run up until Christmas, so there are no excuses for not paying a visit! Located at Salusbury Primary School, it is only a short walk from Brondesbury Park or Queens Park station. This Market provides Goose as well as Turkeys, more boutique style produce as well as keeping the old favourites such as a charming selection of vegetables.

Checkout Grasmere Farm's stall and you may get tempted to try one of their freshly made sausage sandwiches. For those with a sweet tooth, don't leave without a slice of Susan Blooms irresistible homemade cake!

The area borders north at the Brent Cross Shopping Centre, east and west boarders spanning from the A41 Hendon Way to the A5 Edgware Road and South to Cricklewood Lane.

The vision is to take on one of the biggest regeneration projects in London to improve its North West towns. The scheme will see more than £515m of the investment spent on committing to the section 106 such as transport in the area including developing a new midland mainline station in order to deal with the increase of people travelling to and from the area.

Another £200m to improve the local roads - £50m of this being spent solely on developing Staples Corner to improve the flow of traffic - and getting you home quicker! There will also be £109m spent on improvements to schools and healthcare institutes.

The move will create new housing – "7500 high quality homes, including significant numbers of new affordable homes and a wide range of unit sizes so local people can stay close to their families." There will also be 27,000 jobs created throughout and after the project.

The works are due to commence sometime between 2014 and 2015.

London property prices rise on the Jubilee Line

Property prices are now above their peaks of September 2007 in 22 of the capital's 154 postcodes according to a London property price survey conducted by UK property website, Zoopla.

We are joined by other London Borough's including the majority of Westminster and the inner parts of Camden, Southwark and Kensington and Chelsea - all of which have been required to build a new green roof. This does not only support the worlds 'go green' campaign but may also reduce fuel bills by providing effective heat insulation on the roof and possibility minimising sound.

There has already been two of these new roofs installed at the Webheath estate in Hampstead in 2009 and more in line to join Boris's Strategy. The London Borough of Camden has endeavored to substantially increase the existing number by 2012.

South Hampstead's current contribution to this scheme is already in progress on Rowley Lane. Many other similar schemes are already in early stages through out the borough.

Camden's 'Environmental Sustainability Delivery Plan' which commits to protect the environment and develop a more sustainable future for the borough. They promise to strive to help residents and businesses alike do what they can to reduce environmentally harmful actions and contribute to the scheme.

These steps do not only just support the worlds 'go green' campaign and the 'World Green Roof Congress' but may also reduce fuel bills by providing effective heat insulation on the roof and possibility minimising sound. The new roofs can also act as a coolant in the hot weather possibly making air-conditioning bills lower.

Belsize Park opens the doors to its new Post Office!

After six years of campaigning...A new Post Office has opened in Belsize Park! The strategy involves making significant improvements in order to make West Hampstead a more pleasant and enjoyable place to live, work and visit. The building of a new station and associated improvements are funded jointly by the council and Network Rail as part of its £5.5bn Thameslink program, the aim of which is to massively increase the capacity of passengers on north-south services through London, and to improve the interchanges within the West Hampstead Underground and Overground stations and ease congestion across routes.

Network Rail say that after improvements the station will be a brighter and safer place, more equipped to handle the extra passengers. The station itself will be built with a "living roof" living as it will be planted with flowering sedum plants, making the view from surrounding offices and residential premises attractive and visually appealing.

On Iverson Road the pedestrian crossing will be improved to make it easier for people to cross the street, and the pavements are being widened for safety and extra space for pedestrians. The space along the footpaths will be landscaped into a tree-lined walkway, as well as new cycle racks which will be incorporated making the area more pleasant and in keeping with the new "green" station.

More passengers are expected to travel in the Thameslink as new longer trains are introduced in 2015, changing them from 8 carriages to 12. A new foot bridge will be installed in preperation, allowing easier access to all platforms. The platforms at the Thameslink station are being extended and should complete by the end of 2010, beginning of 2011.

Whats On? There has recently been an application for a licence made by Sainsbury's to Camden Council, which, if it is successful, will mean that they could open a store at 204 West End Lane, West Hampstead, in the place of closed down store "best-one".

To many who live in West Hampstead, the mini market "Best-One" which was open 24 hours was an iconic feature of quirky West Hampstead. It made up part of the character of West End Lane, as well as the other many independent shops. However although people may enjoy this ideal, the reality is that in recent years many more people have chosen to shop in a chain store, over shopping in a franchise independent store.

Some shop owners down West End Lane report that sales have gone down by as much as 50% since Tesco's opened, and are worried that if a Sainsbury's opens there then they may end up closing due to the competition from both stores. The decision has not yet been made, and we are looking forward to finding out what the store will become.

Homework clubs have been proven to show an improvement to children's grades at school, as they can provide the extra help they may require out of school hours.

The teachers who run the homework club are all from exceptional teaching backgrounds and are all graduates from the top-ten universities across the UK. The teachers aim to focus on educating children at their own ability level, and to give them extra exam practice, ensuring students are tested every 8-10 weeks so that teachers are able to track their progress. The cost per hour for tuition is only £4, and this is paid at the beginning of each lesson. "Teachus Homework Club" takes place every Monday and Thursday throughout the year, in term time only, at The Willesden Green Library Centre, 95 High Road, Willesden.
