How to add value to your home - Location, Location, Location - The expression is known to many, even those who don't pride themselves with knowing much about the property market. And it's true, in terms of re-sale value and ease of selling in simplistic terms its better to have the worst house in the best street than vice versa. But once you have got your house in the right spot is there a limit to what you should spend on improvements.

Tips on Presenting your property to look its best

Here are some of our tips to make your home sparkle, which we know through experience is the key to obtaining the best possible sale price.

• First Impressions Count! When a potential purchaser walks up to your front door and sees your home for the first time, you want the first impression to be 'wow', not 'oh dear'. Any lawn, bushes and flowers should be kept trimmed, cut and edged.
• As the viewers wait to be let in, they will be inspecting the exterior condition of your home. So be sure that the front door and surrounding area are scrubbed clean, and if necessary, painted. Consider enhancing the entrance area with flower tubs and planters.
• Keep the windows clean, and the curtains open to create light and airiness.
• If any of the interior walls need scrubbing or painting, get that done immediately. Money spent on interior painting is usually more than recovered in the final sale price. Use a neutral colour.
• Be sure to keep the kitchen neat and clean since it is an area of major importance. We appreciate that this is not always convenient, but the kitchen often sells a property.
• The bathrooms are also of the utmost importance. Keep any bathroom or wc scrubbed and neat.
• Make up the beds and make sure clothes are hung away neatly.
• During evening viewings, leave the lights on in each room. This helps to show your home at its best and makes potential purchasers feel welcome.
• Keep all stairways free of hazards. Make sure dishes, clothes, toys, newspapers and magazines are put away.

Keep the family pet(s) out of the way during the viewing. If potential purchasers are uneasy around your pet, they will not want to stay. And, conversely, if they like your pet, they will be distracted. In either case, they will not be focussed on your home.

It is important that potential purchasers feel as comfortable as possible whilst viewing your home. So as not to make them feel as if they are intruding, it may be a good idea for you (and any children) to leave them alone with our sales person. They will then feel more comfortable to stay and take a good look, and the sales person can do his/her job. They will find you if there is a question.

The more your home looks like a model home the closer to top market value you will receive.
